Bulk residential is a term referring to a massed residential housing aggregate in one line, in other words, owned by one owner. The relatively low return of residential tenancies makes such an investment a long term prospect, with solid gains realised on a large asset with further development potential in a high demand area.
The recent release of the Queensland State Government's south east QLD plan makes it obvious Brisbane will have to dramatically change gear to accommodate future growth. Lord Mayor Graham Quirk has invited residents to view and comment on the draft plan during its review period up to 20 March 2017.

Once we're appointed to sell a property we immediately use our large private databases to reach targeted potential buyers and known interested parties. We collate these communications and their responses into a thorough written record and organise them in terms of quality, with most likely at the top and least likely at the bottom. We track every inquiry from the marketing campaign. We follow up those best and most likely buyers every week until we sell the property.

Our three step process starts with immediately contacting all the potential buyers we know who might be interested in the property, even before the main marketing campaign. We compile their responses and the results of a marketing campaign and sort them from most likely to least likely then contact them each week with a two-way flow of information, from potential buyer to the owner, and to the buyer from the owner through us. We supply documentation, due diligence disclosures and draft contracts to the potential buyers who are approaching the point of purchase. We presently are experiencing around 84 inquiries and about 5 offers for every property we put on the market.
